Selling or buying a home with our Hartlepool Conveyancing Solicitors
Hartlepool is a pleasant town that lies on the coastline of the North Sea. It is situated 8 miles north of Middlesbrough and 17 miles south of Sunderland. Founded in the 7th century, Hartlepool was home to many monks and nuns as the Hartlepool Abbey was established in 640. In 649 St. Hilda was appointed the second abbess of the abbey. It is unknown what happened to the abbey, but to this day St Hilda’s Church has been built in its place.
The port of the town is thought to have been first used in the Middle Ages. In 1833 the port was extended and by 1900 it became one of the three busiest ports in England.
The Middleton Grange Shopping Centre was opened by Princess Anne in 1970. The growth in the number of shops meant the unemployment rate dropped where it had previously risen after the Second World War. The shopping centre is still open and has many common high street stores.

County Durham is a county located in the north of England and its coastline is on the North Sea. Its county town is Durham which is a historic city and is host to the beautiful Durham Castle. The county is perhaps most famously known for Durham Cathedral, otherwise known as The Cathedral Church of Christ, Blessed Mary the Virgin and St Cuthbert of Durham, first opened in 1018, as well as the collegiate Durham University that was first established in 1832.
The county's major population centres include Darlington, Hartlepool and Stockton-on-Tees. Surrounding counties are Tyne and Wear and Northumberland to the north, Cumbria to the west and North Yorkshire to the south.
The unitary authority for the majority of County Durham is Durham County Council, however Darlington, Hartlepool and Stockton-on-Tees have their own unitary authorities.
County Durham contains many national parks like the North Pennines, Hamsterley Forest and the High Force Waterfall. North Pennines is a section of the Pennines famous for mining and birdwatching.
The only motorway in the county is the A1(M) but there are many dual carriageways with the main ones being the A68 and the A688.

Hartlepool Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
When you are buying a property in Hartlepool, it may be one of the largest investments of your life. The last thing you want is to move in and find that there is something wrong with the property which could reduce its value.
This idea of 'buyer beware' means it is so important to investigate any risks or threats which might affect the property and its surrounding area. By booking searches from the Hartlepool Borough Council you can find out about risks such as subsidence, pollution, preservation orders, radon gas seepage, planning permissions, and flood risks.
Thus we strongly recommend you get at least four searches; local authority, environmental, drainage and chancel repair. Any additional searches that are flagged up can be advised on by your conveyancing solicitor, for example, Flood Risk and Mining Reports.
You can find out what searches you need when moving home by reading -
