A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Whichever you opt for out of a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, they are both excellent for peace of mind if you are considering buying a property in Ashford.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If you're buying a home in Ashford which shows the signs of damp, or any other defects then you MUST get a Home Buyers Survey. 

The costs for making good or repairing some of these defects can run into thousands of pounds; however, If identified within a survey you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Survey tips for properties in Ashford


Ashford, a town in Surrey, consists of mainly low density and medium rise buildings, most of which are semi-detached and detached. Most housing was built between 1885 and 1960. St Matthew's Church was built in 1858.

There are some Georgian properties, such as can be seen in Sevington Lane and you can find Victorian terrace cottages in Alexandra Road.

You can find new build houses and flats in Laburnam Way, some of which are sold under shared ownership.

Properties to the south and west of Ashford, such as those in Wheatsheaf Lane and Staines Road, are subject to flood warnings and alerts from time to time. The area is in the flood plain of the River Thames and also has the Queen Mary Reservoir to its east.

A recent local authority search done for a dwelling in Albert Road, Ashford, TW15 2LU noted that the property was in such a smoke control area.

Under the terms of Section 20 of the Clean Air Act 1993, smoke emissions from all buildings are prohibited unless an exemption has been made by the Secretary of State under Section 21 of the Act.

A recent environmental search carried out for a property in Newman Court, Staines Road West, Ashford, TW15 2AB revealed that there were overhead power lines or mobile phone masts located within 250m of the dwelling.

Overhead power lines and phone masts can be contentious and additionally may have a visual impact on the surrounding area.

It is actually the second smallest county in the UK. Middlesex was established in the Anglo-Saxon system from the territory of the Middle Saxons. The largely low-lying county's soil is dominated by clay in its north and alluvium on gravel in its south.

Middlesex contains locations as diverse as Teddington (where the tidal Thames normally finishes), Enfield, Notting Hill, Ickenham, Ealing (where the famous film studios which produced so much early film comedy still exists), Hampstead and Southall.

Can a RICS surveyor comment on the removal of a load bearing wall?

If the seller has removed a wall, or you are planning to remove a wall in the property then a RICS surveyor cannot definitively confirm if the wall is or is not load bearing because their inspection is only visual. The surveyor may give their opinion, however it will come with a caveat that you should obtain an intrusive assessment to confirm.

Before the removal of a load bearing wall, you should always instruct a local structural engineer in Ashford to provide their definitive opinion on if the wall is or is not a load bearing wall.
