A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection of your property in Baldock, our surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them. An example of this is where the surveyor finds evidence of woodworm infestation.

Survey tips for properties in Baldock


Baldock is a market town in Hertfordshire founded by the Knights Templar in the 1140s who originally built the Parish Church of St Mary in 1150, which was subsequently rebuilt around 1330 by the Knights Hospitaller.

The modern layout of the town and many buildings in the centre date from the 16th century, with the oldest dating back to the 14th century.

The Wynn almshouses, in the High Street, were founded in 1621 and the railway arrived in 1850, causing a spur to housing development.

Located to the east of the town there is a large residential estate that was built in several phases during the 20th century.

Most of the housing is yellow brick Victorian terracing, built between the town centre and the railway station. Some 20th century housing has been built in this infill area, probably on old Victorian terrace sites.

Immediately South of the railway station are 1930's semis and 1970's 5 bedroom mock Georgian houses.

New developments include new houses and apartments in Station Road and coach houses in Hadrian Way.

Properties in Baldock which are built in close proximity to some of the feeders and tributaries of the River Ivel, including in streets such as North Road and Norton Mill Lane, are in an area which is subject to flood alerts from time to time.

There are two airports just outside Hertfordshire's borders; Luton and Stansted. It also has a university, the University of Hertfordshire, which is in Hatfield. There are a number of independent schools in the area, including, for example, Haileybury (Turnford), St George's Harpenden, Haberdasher's Aske's (Elstree) and Berkhamsted.

For random facts; St Alban, who gave his name to the city in the county, was the earliest British saint - he was reputed to have been beheaded where the cathedral now stands; also Sele Mill near Hertford was the site of the first paper mill in Britain, established about 1488.

How long does the survey take?

The time necessary to carry out a survey is relative to each property. Naturally a 6 bed, old Victorian property will take longer to survey than a newly built 1 bed flat as there’s more ground to cover and more defects to look out for. A conservative estimate of around 2 hours can be used as a rough guideline, however the surveyor will spend as much time in the property as necessary in order to make sure all present defects are commented on.
