A Home Buyer Survey - What does it cover?

A Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Belvedere


Belvedere is a town in south east London in Bexley Borough and used to be in Kent county. It was barely developed until the mid-19th century. Much development took place before the 2nd world war and then subsequently post-war to make good bomb damage from the Blitz.

Upper Belvedere and The Village, however, still have many surviving Victorian and Edwardian properties, particularly Victorian terrace houses such as in Milton Road, Alfred Road and Grosvenor Road, the latter of which has some classic Victorian double bay style homes.

New build developments include the detached houses in Woolwich Road.

All properties in Belvedere are built in an area where flood alerts are issued from time to time and those built north of and including Gilbert Road/Abbey Road/Lower Road, in streets such as Sutherland Road and Aspen Green, are built in an area where flood warnings are issued from time to time.

According to the UK Government's Public Health England, some parts of Belvedere, including streets such as Clover Street and Batchelor Street, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

What happens if the conveyancing falls through before the survey takes place will I get a full refund?

If you need to cancel the survey for any reason at all you need to ensure that you have given the surveyor 48 hours’ notice before the survey takes place. If the surveyor has 48 or more hours’ notice then you will be provided with a full refund.

If however you only give the surveyor 24 hours’ notice then there will be a penalty of £50 due to the fact that the surveyor will not be able to fill that slot in time.

If you cancel on the same day as the Survey Date, or any time after the surveyor has attended the property then no refund is due however the report will be delivered in accordance with the terms agreed with the surveyor.
