A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include; damp, subsidence, infestations, cracks and damage.

The goal of the Home Buyers Survey, whether the Building Survey (which used to be known as a Full Structural Survey) or the HomeBuyers Report, is to provide reassurance when buying a home and this is the case if you are considering buying a property in Bethnal Green.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection, our Surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them.

Survey tips for properties in Bethnal Green


Bethnal Green is in East London in the Boroughs of Tower Hamlets and Hackney. It was heavily bombed during the Blitz in the 2nd world war and many council estates were built in the postwar period. 

There are pockets of surviving period houses, such as the Georgian houses in Paradise Row and the Victorian properties of various sizes in Columbia Road, Grove Road and Cyprus Road.

Most properties in the area are 2 and 3-bedroom properties and there are plenty of opportunities to buy ex-council properties of this sort given the success of Right to Buy. Winkley Street has flats, houses and studios built at the beginning of the 20th century.

New build developments include Threaders Apartments in Jersey Street of Bethnal Green Road which has 1 and 2-bedroom flats and 3-bedroom penthouses.

Raised levels of noise pollution from roads in the Bethnal Green area mainly centre around the Cambridge Heath Road, and of rail pollution where the railway line goes east from Bethnal Green Station, thus affecting roads such as Hadleigh Street and Globe Road. The epicentre of noise therefore is where the railway line crosses the Cambridge Heath Road.

Does your surveyor check the chimney?

If you're buying a period property which features a chimney you will want to ensure there are no defects or issues with pointing that may cause you issues in the future.

Your RICS surveyor will assess the exterior of a chimney usually from ground level or a nearby vantage point/accessible flat roof to note any issues visible and advise accordingly.

Internally your surveyor will visually check for any signs of structural movement and that the flue is clear, however, this is only possible if accessible.

You should note, however, that surveyors are not structural engineers and so they may advise a further inspection is carried out by such a suitable specialist if suspicions of defects are noted.
