A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property.

Choosing the right survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, to get is important however both a HomeBuyers Report and a Building Survey will identify any suspicions of the main defects discussed below.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Bognor Regis


Bognor Regis is a seaside town on the south coast in West Sussex. It developed greatly when the railway arrived in 1864, which led to many large Victorian houses being built by wealthy people of the time, many of which are still standing.

The town developed steadily in the 20th century, with both private and municipal housing being built and then patchily after World War 2: in the 1960s a high-rise block of flats was built on land just north-west of the High Street.

Properties in Bognor Regis which are built very close to the various water courses of the Aldingbourne Rife, in streets such as Ivycroft Crescent and Highcroft Crescent, are in an area where flood warnings and alerts are issued from time to time.

According to the UK Government's Public Health England, some parts of Bognor Regis, including streets such as Gainsbord Road and Ockley Road, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.

If the property falls through and you have already had a survey done on the property then the surveyor has already completed the work and there will be no refund.

Alternatively, what you can do is speak to the estate agent and offer for these to be purchased by their new buyer. Some sellers are receptive to this as it’ll speed up the process for future buyers, however not all sellers will agree.
