A Home Buyer Survey - What does it cover?

A Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered Surveyor so they are fully trained to provide you with the detail you need to give you the salient facts when you are looking to buy your home in Brent.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Brent


Brent's housing is a diverse mix.

You can find many Victorian and Edwardian terraced properties, particularly on the high streets of areas such as Harlesden and Willesden Green.

There are a number of large residential estates such as the St Raphael's Estate, the Chalkhill Estate and the Stonebridge Estate (many of these have been modernised in recent years), and numerous semi-detached properties built from the 1930s onwards.

Larger, detached housing can be found in areas like Queen's Park, Preston, Kenton and Queensbury. There are also a number of Georgian period properties. Terraced Georgian properties can be found in Cricklewood Lane, Harrow Road and Brent Street. Larger Georgian properties can be found in Blenheim Gardens, Willesden Lane and Smyrna Road.

There are modern shared ownership developments such as in Maple House and Redwood House (both in the Emerald Gardens development) near Wembley Park station.

Properties in Brent which are built close to the water courses of the Wealdstone Brook, the River Brent and the Silk Stream are subject to flood warnings and alerts from time to time.

Properties sometimes have issues with ground stability in certain locations in Brent.

In a recent environmental search, taken out for a property in Dryfield Close, the report noted that there was a moderate potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Some properties in Brent may be located in an area which is subject to a Community Infrastructure Levy (CIL).

A recent local authority search for a property in King George Crescent revealed that it was within a CIL area.

The Community Infrastructure Levy is a planning charge, introduced by the Planning Act 2008 as a tool for local authorities in England and Wales to help deliver infrastructure to support the development of their area. It came into force on 6 April 2010 through the Community Infrastructure Levy Regulations 2010. Development may be liable for a charge under the Community Infrastructure Levy (CIL), if your local planning authority has chosen to set a charge in its area.

Is a Mortgage valuation a defect survey?

It is a common misconception that a mortgage valuation is a HomeBuyers Survey and this can leave HomeBuyers exposed to high repair costs that could have been negotiated with the seller.
