A Home Buyer Survey - What does it cover?

A Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are considering buying a property in Brookwood, incredibly important.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If you're buying a home in Brookwood which shows the signs of damp, or any other defects then you MUST get a Home Buyers Survey.

Survey tips for properties in Brookwood


Brookwood is a Surrey village in a semi-rural setting. Connaught Road is its main road and its housing consists of mixed Victorian terraces, Victorian/1930s/1950s/1970s semi-detacheds and larger detached houses.

Branching off from this main thoroughfare are a number of cul-de-sacs with more modern houses, some backing onto Basingstoke Canal.

Brookwood has expanded over the last century and a half largely because of its railway station and its huge cemetery (which had its own dedicated railway line) which was used as a burial ground in Victorian times for many Londoners because of the pressure on cemetery spaces nearer to the capital.

There are new build developments in the area, such as in Brookwood Heath – many apartments here have been sold under shared ownership.

Properties in Brookwood built in close proximity to the Basingstoke Canal, in streets such as Billesden Road, Dawney Hill and Bagshot Road, are in areas which are sometimes subject to flood alerts from time to time.

A RICS surveyor will always inspect any outbuildings such as garages when conducting a RICS home buyers survey for a property in Brookwood.

A recent building survey conducted on a property in Connaught Crescent noted the following, about the garage inspection, in the report:

"Where visible, the floor is badly cracked and settled so that it is uneven. Two panels in the party wall have cracked and a tapering gap has developed as a result of the movement of the floor. I recommend that the necessary repair work is carried out although this may be quite extensive if further movement is to be prevented. You would also need to liaise with the owner of the adjoining garage regarding work to the panels in the party wall."

A recent environmental search carried out for a property in Brookwood Farm Drive revealed that the property was within 250m of an area likely to be impacted by environmental constraints. These included ancient woodland.

Areas which have been designated as having environmental or historical importance may impose constraints on property or land developments or alterations.
SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Why can’t I have a Building Survey on a flat?

As a rule, flats/maisonettes/post 1950s standard construction properties are best suited to HomeBuyer Reports.

The surveyor has substantially less to check and remark upon when surveying these types of property, additionally more modern buildings benefit from better construction techniques in the main.

To carry out a full Building Survey on a property such as this would be overkill, whereas a Homebuyer Report is designed for and is more than adequate for completing the task and, most importantly, for reporting any signs or suspicions of defects.
