A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Buckinghamshire


Buckinghamshire is host to a large section of the Chiltern Hills and much of it is classed as Green Belt. It hosts Chequers, the country house of the UK Prime Minister, built in the 16th century and located near Ellesborough, and Bletchley Park, where the Enigma Code was cracked during the 2nd World War.

The most densely-populated urban area is Milton Keynes but the towns of High Wycombe, Amersham, Chesham and the Chalfonts host much of the county's population: these towns are all part of the London commuter belt.

Properties in Milton Keynes are all post-war and largely consist of standard construction detached, semi-detached and terraced houses along with purpose-built flats. Milton Keynes itself has seen some redevelopment in the last 20 or so years. 

Older period properties can be found in the older towns, villages and hamlets such as Marlow. Beaconsfield is a highly affluent town and has some very large detached homes, some of which are period properties but many are 'knock downs', where the original property was knocked down and a new one built in its place.

There are many newer developments, particularly in the more densely populated areas.

Properties in Buckinghamshire which are built near to major water courses such as the Rivers Thame, Chess, Misbourne and Great Ouse are subject to flood warnings and alerts from time to time.

In section E4 of the HomeBuyer Report, a RICS surveyor reviews the Windows in a property. It will be highlighted if there are any double glazed windows for a very important reason.

Since 2002, double glazing should have either building regulation approval or should have been installed by a contractor registered with FENSA (a government approved trade association). If the double glazing was installed before April 2002, enforceable guarantees for the installation should be available.

In section G1 of the HomeBuyer Report, the surveyor makes comment about the Electrics.

The surveyor is not qualified to test the electrics which is why the report states "Safety warning: The Electrical Safety Council recommends that you should get a registered electrician to check the property and its electrical fittings at least every 10 years, or on change of occupancy. All electrical installation work undertaken after 1 January 2005 should have appropriate certification. For more advice contact the Electrical Safety Council".
BuckinghamshireBuckinghamshire is a county which touches the western edges of the Greater London Area and is mainly rural in aspect. Many of the towns and villages on the eastern edges of the county serve as commuter dormitories for London workers, such as Amersham, Chesham and the Chalfonts. The section of the Chiltern Line, which links Aylesbury with London Marylebone via Amersham, has streamlined this daily journey for many workers in the City of London. Buckinghamshire's county town is Buckingham, but there are a number of larger settlements such as High Wycombe and Aylesbury. 

There is considerable affluence in many parts of the county, such as around Fulmer, Gerrards Cross, Farnham Common and Stoke Poges. Denham Golf Club, which has its own station on the Chiltern Line, is the haunt of many celebrities who have dwellings in the area. The county is the site of the first modern private university to receive a charter, the University of Buckingham. Buckinghamshire has number of areas of outstanding natural beauty, such as Burnham Beeches and the Chilterns (including the Chess Valley).

Do I get an aerial photograph of my property in the survey?

The HomeBuyer Report and Building Survey both assess the roof of the property by using 'high powered' binoculars from ground level and telescopic camera mounts to identify any possible issues with the roof.

Aerial photographs do not tend to lend any further useful information on a property especially as these can now be obtained from the internet by a general user and it be considered better use of a surveyor's time inspecting the property in person.
