A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property.

Choosing the right survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, to get is important however both a HomeBuyers Report and a Building Survey will identify any suspicions of the main defects discussed below.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If the Home Buyers Survey shows up any such problems, our appointed surveyor will explain to you what you should do to get more in-depth information about the type and scope of the matter and what is required to fix it.

Survey tips for properties in Chelsea


Chelsea has Victorian terrace cottages, Georgian houses, Victorian grand houses in the squares near to King's Road and Arts & Crafts houses built in the interwar period. There are also period flats and more modern purpose-built flats. Cheyne Walk has classic Georgian houses with views of the river.

Chelsea has a council estate – the World's End estate – which was built in the 1960s and consists of towers and low-rise blocks. Chelsea Barracks on Chelsea Bridge Road is in the process of redevelopment and, when completed, is set to offer 448 homes, including 123 affordable homes.

There are also shared ownership opportunities in Chelsea. Helix Court in Swanscombe Road offers shared ownership flats.

Properties in Chelsea built in close proximity to the River Thames such as Cheyne Walk and Royal Hospital Road have been subject to flood warnings and alerts from time to time.

Properties in various parts of Chelsea, including streets such as Cranley Gardens and Cresswell Place, may well be affected by the Crossrail and HS2 schemes.

If you are buying a property in the area and this is of concern to you, you may well wish to consider purchasing an Energy & Infrastructure Report. or a report specific to either of the two rail schemes mentioned.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Does your surveyor check the chimney?

If you're buying a period property which features a chimney you will want to ensure there are no defects or issues with pointing that may cause you issues in the future.

Your RICS surveyor will assess the exterior of a chimney usually from ground level or a nearby vantage point/accessible flat roof to note any issues visible and advise accordingly.

Internally your surveyor will visually check for any signs of structural movement and that the flue is clear, however, this is only possible if accessible.

You should note, however, that surveyors are not structural engineers and so they may advise a further inspection is carried out by such a suitable specialist if suspicions of defects are noted.
