A Home Buyer Survey - What does it cover?

A Home Buyers Survey is completed by a qualified RICS surveyor and delivers a visual inspection of the property in Clapham and the surrounding garden. The aim of the survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is to identify potential risks or defects that you may not know are there such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Clapham


Clapham is an area of varied housing, from the large Queen Anne, Regency and Georgian and Victorian era homes of the Old Town and Clapham Common, to the grids of Victorian housing in the Abbeville area.

Clapham also a number of council-owned social housing on estates dating from the 1930s and 1960s and also new build developments, some of which fall under the Help to Buy and Shared Ownership schemes.

Flood alerts and warnings are issued from time to time for the areas around the northern, northwestern and western borders of Clapham (the Battersea borders), including for streets such as Robertson Street and Tennyson Street.

Raised levels of noise pollution from roads in the Clapham area are particularly raised around the main thoroughfares leading to, away from and around Clapham Common including Clapham Common South Side, Clapham Common North Side and The Avenue. Raised levels of noise pollution from railways in the area accompany the main line passing through Clapham High Street and Wandsworth Road stations, affecting streets close by such as Killyon Road and Ferndale Road.

Properties with chimney stacks in Clapham need special attention. Chimney stacks are particularly exposed to the weather and so regular maintenance must be carried out to ensure their stability and weathertightness. Scaffolding or other means of safe access may be required to carry out any future repairs and this could increase the cost of any repair significantly.

In a recent survey of 121 Clapham Common North, SW4 9SP it was noted there was a shared chimney stack and before any repairs or alterations are carried out to it, you should discuss this with the neighbouring property as they will have rights in this regard.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Can I be present during my Building Survey?

As standard, surveyors do not allow clients on site with them for several reasons. Most importantly, surveyors have a third party liability insurance that covers them whilst they are on the property in the unlikely event of any damages, this does not extend to the client and as such the surveyor would be liable in the event of any damages to the property.

The other reason is that the surveyor is there to do a job and has a long list of defects to look out for which requires their full attention. The presence of the client will understandably cause distractions and may cause the surveyor to miss something, not only could this lead the client to seeking restitution, it would ultimately affect the quality of the survey the client had paid for.
