A Home Buyer Survey - What does it cover?

A Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection, our Surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them.

Survey tips for properties in Didcot


Didcot's White Cottage is the oldest dwelling still standing in the town and dates to the early 16th century. The following small houses are also still standing and were built in the early to mid-17th century: The Nook, Thorney Down Cottage and Manor Cottage.

The town expanded considerably after the railway arrived in 1839 and there are surviving properties from this period, the mid-Victorian. You can find Victorian cottages on Wessex Road (as well as more modern properties), detached homes from the era in the High Street and Victorian terraces in the Northbourne Conservation Area.

The council built a large estate in the 1920s (around Wessex Road, Kynaston Road, Newlands Avenue and Hagbourne Road; many of these houses were redeveloped in the recent period) and in 1928/29, the Georgetown Garden City Estate (private) was built which centred on Wantage Road, Foxhall Road and Glyn Avenue (mainly detached, semi-detached and terraced housing).

After the war and up to the 1970s, many council and private estates were built, such as the Fleetway Estate of the 1970s.

There are some very recent developments and plans for more housing in the pipeline. More than 4,000 homes are planned for Valley Park, next to Great Western Park. Many of these are set to be sold under shared ownership terms.

Properties built in the vicinity of Hakka's Brook and its channels and tributaries in the Hagbourne area, such as in Main Road and Blewbury Road, are subject to flood warnings and alerts from time to time.

Properties in some areas of Didcot may be subject to environmental constraints, by virtue of being located in or near areas designated as being of environmental and historical importance.

A recent Environmental Search taken out for a property in Chilton Field Way, Chilton, Didcot, OX11 0SQ revealed that the dwelling was located within 250m of an area likely to be impacted by environmental constraints. Homes in the area may face strictures regarding land developments or alterations.

The county borders Warwickshire to the north/north-west, Northamptonshire to the north/north-east, Buckinghamshire to the east, Berkshire to the south, Wiltshire to the south-west and Gloucestershire to the west.

Our RICS surveyors complete the report on their inspection and send it to you within 5 working days after they've visited the property. They will, however, call you on the day they inspect the property, after their assessment, to discuss their main findings with you.

They send the report to you via email (PDF) as well as sending it in hard copy form via Royal Mail.
