A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered surveyor so they are fully trained to provide you with the detail you need to buy your home.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection, our surveyor will flag them up in the HomeBuyers Survey and give you advice on what you should do to solve them.

Survey tips for properties in Downham


Downham, a suburb in southeast London, had no houses prior to 1920 barring a shooting range near Rangefield Road and some farm buildings.

The London County Council built the Downham Estate at the end of the 1920s which consisted of more than 5,000 homes of various sizes and more than 400 apartment complexes of 4 storeys in an area of relatively low population density, given its size and homes built to a good standard.

A typical street is Downham Way and Keedonwood Road, which have many pleasant semi-detached properties built between 1924 and 1938.

Properties in Downham which are built in close proximity to the Ravensbourne River, in streets like Old Bromley Road and Brangbourne Road, are subject to flood warnings and alerts from time to time.

How long does the survey take?

The time necessary to carry out a survey is relative to each property. Naturally a 6 bed, old Victorian property will take longer to survey than a newly built 1 bed flat as there’s more ground to cover and more defects to look out for. A conservative estimate of around 2 hours can be used as a rough guideline, however the surveyor will spend as much time in the property as necessary in order to make sure all present defects are commented on.

The building surveyor must spend an appropriate amount of time at the property so that they can provide the complete scope of work set out by the RICS for the HomeBuyer Report and the Building Survey.
