A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include; damp, subsidence, infestations, cracks and damage.

The goal of the Home Buyers Survey, whether the Building Survey (which used to be known as a Full Structural Survey) or the HomeBuyers Report, is to provide reassurance when buying a home and this is the case if you are considering buying a property in Egham.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If you're buying a home in Egham which shows the signs of damp, or any other defects then you MUST get a Home Buyers Survey. 

The costs for making good or repairing some of these defects can run into thousands of pounds; however, If identified within a survey you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Survey tips for properties in Egham


Probably the most striking site in Egham architecturally is the Jacobean-fronted Royal Holloway College (University of London building). Egham's residential areas have predominantly semi-detached housing as well as Victorian terraces, older cottages and much larger houses here and there.

There are council houses in the area, such as around Spring Avenue and late Victorian/Edwardian detached houses such as can be found in the Queens Road area.

Englefield Green has some excellent new developments – the area is particularly popular with students for its proximity to Royal Holloway College. 

Virginia Gate offers some stunning new build properties including, for example, a 5 bedroom end of terrace villa. The King's Meadow development offers one and two bedroom apartments along the River Thames, some of which are sold under shared ownership terms.

There are areas to the north and west of Egham, particularly in the area between the High Street and the By-Pass, centring on Crown Street, which receive flood alerts.

Inspection of the roof forms a material part of the RICS Surveyors inspection.

In a Building Survey on Egham Hill, Egham, Surrey, TW20 0BD, our surveyor spotted the slopes had not been recovered as bitumen felt was not present under the slates. The visible slating appeared to be in generally satisfactory condition but with no obvious slipped slates visible from ground level. There was at least one slipped slate at the base of the front slope as a chink of daylight is visible in the roof space. In the short term, the slating should be overhauled to ensure that any defective slates are replaced with sound matching slates. Occasional maintenance will be required in the future if slates slip from their positions.

Painting airbricks is a cosmetic mistake many home owners make as it affects the properties ventilation.

It is recommend that painted over airbricks are replaced with terra cotta airbricks and additional airbricks inserted to maximise airflow through the cellar as this will help to reduce humidity and the risk of fungal attack to the ground floor timbers.

What’s the difference between the HomeBuyer Report and a Building Survey?

The HomeBuyer Report is a survey carried out on smaller properties of a simpler design such as purpose built flats, bungalows, maisonettes and post-1950s houses of standard construction. The HomeBuyer Report comes in a standard format and can give a great general view regarding a property's construction and condition.

In contrast, Building Surveys are bespoke and better suited to larger and/or older properties where the original construction material may have degraded and requires further commenting on outside of the scope of a HomeBuyer Report.
