A Home Buyer Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey in Epping, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property. The procedure is non-intrusive.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Should any issues be flagged up in the HomeBuyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue affecting your property in Epping and what needs to be done to remedy it.

Survey tips for properties in Epping


Epping has many different styles of property, from Victorian and Edwardian cottages and houses to very modern developments. The Great Eastern Railway arrived in 1865, which encouraged London commuters to live there and housing to develop.

Kendal Avenue in particular has large detached houses. In Tower Road, the Arboretum has 149 new build flats and houses (38 affordable) and there are some homes offered under shared ownership. The ex-council houses around Coronation Hill, built in the 20th century, are well built.

Properties in Epping built in close proximity to the tributaries and channels brooks such as Cobbin's Brook and Cripsey Brook, in streets such Stewards Green Road and Coopersale Street, are in areas which are sometimes subject to flood alerts from time to time.

A recent Environmental Search for a property in Amesbury Close, Epping, CM16 4JA noted that there was a moderate potential for natural ground instability in the area within 50m of the property.

This finding did not necessarily mean that there was a cause for concern in terms of the property's stability: active subsidence depends on local conditions such as the proximity of trees. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.

Raised levels of noise pollution from roads in the Essex area are at their highest where the M11 and M25 intersect and affects roads nearby to these roads, such as Ivy Chimneys road, Theydon Road and Mount Road.

Essex hosts Stansted Airport and attractions such as the Lakeside Shopping Centre, near Thurrock and Epping Forest, a popular forest for camping and other activities. A large proportion of Essex's boundaries are water (the River Thames and the North Sea), the remainder includes Greater London, Hertfordshire, Cambridgeshire and Suffolk. Kent is across the River Thames to the south.

Can you attend the Survey with the surveyor?

Most surveyors do not allow the client on site whilst carrying out their inspection. They have a long list of defects that they need to check for and they cannot be distracted from the job in hand as they can be held to account for any missed defects.

The surveyors' professional indemnity insurance does not cover for bringing any third party on site with them while they are completing their inspection, therefore, in the event of any damage being sited by a vendor while the survey is taking place, the surveyor would be liable and uninsured.

On the day of the survey if you have any concerns you can make the surveyor aware of this so they can pay special attention to these areas during their inspection.
