A Home Buyer Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey in Friern Barnet, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property. Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If you're buying a home in Friern Barnet which shows the signs of damp, or any other defects then you MUST get a Home Buyers Survey.

Survey tips for properties in Friern Barnet


Friern Barnet is a suburban area in the London Borough of Barnet in North London. It was mainly rural until the 19th century, then the railway arrived (mid-19th century) and electric trams (1900s) which accelerated population growth and housing development.

Housing in the area is largely late Victorian and Edwardian properties with larger houses constructed from the early 20th century onwards and many semi-detached and terrace dwellings. Many of the larger properties have been converted into flats.

Princes Park Manor is a modern luxury redevelopment of the original Colney Hatch Lunatic Asylum, which was originally built in 1850, and Friern Village, another luxury development next to Princes Park Manor, has been built on farmland originally associated with the asylum.

New build developments include 17 Station Road, which has luxury 1, 2 and 3 bedroom apartments, and the detached houses in Chandos Avenue.

Properties in Friern Barnet which are built in close proximity to the Bounds Green Brook, including streets such as Atlas Lane, Larch Close and Silver Birch Close, are in an area which is subject to flood alerts from time to time.

A recent Environmental Report for a property in Marshalls Close, London, N11 1TE stated that the dwelling was within 50m of an area which has potential for natural ground instability.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.

When a RICS surveyor is completing either a building survey or a homebuyer report they will switch the lights on and off but not otherwise investigate the electrical supply and fittings for problems. If they feel like there is an electrical issue, they will recommend a local electrical contractor for you to consult.

Why can’t I have a HomeBuyer Report on a thatched cottage?

Any property older than 70years/that has had the original fabric of the structure altered/or has a unique feature like a thatched roof is best catered for by a building survey.

The HomeBuyer Report comes in a standard format and anything that falls outside of that, such as an older property where the original build materials have decayed, won’t be adequately addressed and will require the bespoke nature of reporting that comes with a Building Survey.
