A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, incredibly important when you are considering buying a home in Hammersmith.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection, our surveyor will flag them up in the HomeBuyers Survey and give you advice on what you should do to solve them.

Survey tips for properties in Hammersmith


Hammersmith is an area where Victorian cottages and larger houses, some from the Georgian period, rub shoulders with modern flat blocks and housing developments.

Some of the houses in Ravenscourt Road back on to the park; Wingate Road has houses painted in pretty pastel colours; St Peter’s Square has large classically designed stucco semi-detached houses; Westcroft Square is a garden square, and Ashchurch Park Villas has pretty semi-detached villas.

New developments include Queen's Wharf, a very modern medium-rise flat block overlooking the river which offers 165 flats, sizes up to 3-bedroom.

Most properties in Hammersmith are built in an area where there are flood warnings and alerts issued from time to time, mainly linked to the River Thames.

In a recent survey of Batoum Gardens, Brook Green, Hammersmith, London, W6 7QD it was noted “The main entrance door is of timber framed configuration, the door leading to the balcony is of profiled metal double glazing. The doors were found to be in reasonable condition at the time of our inspection and no repairs are required. The junction between the door frames and the openings in the walls in which they are fitted are properly sealed with no apparent defects or repairs needed. The security offered by the door is reasonable “.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Is a Mortgage valuation a defect survey?

Many people are not entirely sure about the difference between a mortgage valuation and a HomeBuyers Survey.

Your lender conducts its own valuation on the property in Hammersmith you intend to buy to check that it is lending you the right sum of money in relation to the property's value. It is not intended to examine any defects which might affect the property.
