A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Whichever you opt for out of a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, they are both excellent for peace of mind if you are considering buying a property in Haslemere.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection, our surveyor will flag them up in the HomeBuyers Survey and give you advice on what you should do to solve them.

Survey tips for properties in Haslemere


Haslemere is a commuter dormitory town in Surrey which expanded with the arrival of the railway in the mid-19th century, which brought with it the building of Victorian detached homes, semi-detached houses, terrace homes and cottages. St Bartholomew's Church was rebuilt in 1871.

Haslemere has a great variety of properties; Bridge Road has 1930s and onwards standard construction semi-detached houses, West Street has period properties including from the Georgian and Victorian eras, 

Chestnut Avenue also has older period properties, Church Road has properties from the latter period of the 20th century and Deepdene has very new properties in it.

Properties in Haslemere built in close proximity to the tributaries, feeders and channels of the River Wey, in streets such as Vicarage Lane and Lion Lane, are in areas which are subject to flood alerts from time to time.

The surveyor states details about the surrounding area in the 'Location', 'Local Environment' & 'Facilities' sections.

In a recent HomeBuyer Report in Weycombe Road, Haslemere, Surrey, GU27 1EQ it was stated in the Location section "The block lies on the east side of Weycombe Road, with a return frontage on to Puckshott Way. The property lies approximately 1/2 mile to the north of Haslemere town centre. Hindhead lies approximately 1 3/4 miles to the north west of the property."

Section E1 within a HomeBuyer Report discuses about the condition of the Chimney Stack at the property.

As an example of this, in a recent HomeBuyer Report in Pine View Close, Haslemere, Surrey, GU27 1DU it was stated "One stack to the right of the property, of brickwork construction with lead flashings dressed into its base."

How long does a RICS Building Survey take?

RICS Surveyors often only have one or two inspections a day to ensure they allocate adequate time to assess a property for its defects and issues.

On average our surveyors will spend two to three hours on a standard sized home to complete the full Level 3 RICS Building Survey, however, this can vary for a number of reasons.

It may be that there has been major works done to the property or a major defect is discovered and requires further investigation or access to all areas of the property is not immediately available. This is why our surveyors do not operate with time constraints – they stay on site as long as they need to complete the full inspection.
