A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage. The survey is non-intrusive.

Subsidence Inspection

The surveyor will look for signs of subsidence during the structural survey within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Chigwell


Chigwell is a small town in the Epping Forest area of Essex.

It has Georgian houses in the old village in the vicinity of St Mary's Church as well as weatherboard cottages and Ye Olde King's Head inn and towards Grange Hill and Hainault, there are semi-detached houses from the 1930s. There is a 1960s development called The Bowls which offers spacious flats on Manor Road.

Mostly Chigwell has large, detached family houses which date at most back to 1903 when the Central Line arrived and many of the older properties have been knocked down and replaced by newer and even larger mansions in roads such as Forest Lane, Hainault Road and Stradbroke Drive.

In a recent environmental search, taken out for a property in Dacre Gardens, Chigwell, IG7 5HG, the report noted that there was a moderate potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Does the RICS Level 3 Building Survey include advice on extension works?

The RICS Building Survey report is a detailed defect report based on a visual inspection carried out by a Chartered Surveyor. The report is detailed and often includes photographs and a list itemising any defects identified with comment on any recommendations for remedial works or further investigations by specialists if required.

Advice on future works does not form part of the report but most surveyors are happy to provide their expert opinion on whether proposed works are possible. They may look at the position of manhole covers, height of the roof in the loft space, the floor joists in the loft space, and other structural indicators which would impede any proposed plans. This falls outside of the written report and any communications are usually provided on site or on the phone post inspection.

We would always recommend that you notify the surveyor that you might want to discuss proposed works with him, prior to the survey so he can ensure he takes this into account when completing his inspection.
