"Competitively priced service, the agent I dealt with was very helpful. On the day of the survey itself I received a call from the surveyor to run through his initial findings.
The quality of the report produced was excellent, very detailed and thorough. If needed I will be using SAM Conveyancing's services again in the future for sure."

HomeBuyers Report Swindon
Local Tip 1
Properties in Swindon which are built in close proximity to the River Cole, in streets such as Brington Road and Dragonfly Road, are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Local Tip 2
Properties sometimes have issues with ground stability in certain locations in Swindon.

In a recent environmental search, taken out for a property in Cowleaze, the report noted that there was a moderate potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Local Tip 3
Properties in some areas of Swindon may be affected by environmental constraints.

A recent environmental search carried out for a property in The Oatlands revealed that the property was within 250m of an area likely to be impacted by environmental constraints. These included Country Park - Lydiard Park.

Areas which have been designated as having environmental or historical importance may impose constraints on property or land developments or alterations.

Types of property in Swindon?

Swindon is a large town in Wiltshire which is strongly linked to the development of the Great Western Railway among other things. Its growth accelerated with the Industrial Revolution particularly when two canals were built nearby in the 1810s and the Great Western Railway's Swindon Works was built between 1841 and 1842.

During the second half of the 19th century, Swindon New Town grew around the main line between London and Bristol. In 1900, the original market town, Old Swindon, merged with its new neighbour at the bottom of the hill to become a single town.

There are a number of surviving properties from the Victorian period, including the terraces of Victoria Road and Hunt Street and the estate containing Ashford, Kent, Hythe, Maidstone, and Folkstone Roads.

In the period between the two World Wars the town expanded to the north, and the large corporation housing scheme at Pinehurst was built in the 1920s which was also when Rodbourne Cheney started developing as a residential suburb. Many semi-detached and terrace houses were built.

The 1930s saw estates of private houses being built in 5 main areas; Rodbourne Cheney, off Cricklade Road, east of Drove Road, off Marlborough Road and south of Kingshill Road. There were more detached homes built in these areas alongside the semi-detached and terrace dwellings.

Recent regeneration has occurred in the areas of Union Square, The Promenade, The Hub, Swindon Central, North Star Village, The Campus and the Public Realm.

New build developments include the detached houses in Lady Lane, the semi-detached houses in Blunsdon and the low-rise flats in Redhouse.
