A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property.

Choosing the right survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, to get is important however both a HomeBuyers Report and a Building Survey will identify any suspicions of the main defects discussed below.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If the Home Buyers Survey flags up any of these defects then our Surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

Survey tips for properties in Horsham


Horsham is a market town on the fringe of the Weald in Sussex. The Causeway, south of the shopping centre, has a mix of medieval, Georgian and later Victorian houses.

The town centre offers affordable Victorian cottages and newly developed flats. The rest of the town has a mix of large detached and semi-detached Victorian houses as well as newer homes, ranging from estates of 1950s and 1960s properties to places such as Rookwood Park, where large modern executive houses were built in the late 1990s. 

You can find 5-bedroom detached Victorian homes in Richmond Road and Wimblehurst Road and large detached 1920s houses in Kerves Lane.

There are period village properties in the nearby villages, the most desirable of which are Slinfold, Warnham, Wisborough Green, Loxwood, Mannings Heath, Rudgwick and Slaugham.

New build developments include Northbrook Court in Hurst Road which is a new block of 2-bedroom flats.

Properties in Horsham which are built very close to the River Arun, in streets such as Tanbridge Park and Fordingbridge Close, are in an area where flood warnings and alerts are issued from time to time.

Some properties in Horsham are located nearby to areas to be explored for their energy potential by the oil & gas industry – they must be licensed by the Oil and Gas Authority – and such exploration includes areas subject to hydraulic fracturing ("fracking") investigation.

A recent environmental search carried out for a property in York Close for example, flagged up that the property was:

  • built within 4km of an area licensed for onshore energy exploration and production;
  • built within 4km of an area that has been offered for licensing for the onshore exploration of oil and gas by the Oil and Gas Authority; and
  • built within 4km of a well used for energy exploration or extraction.
