A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a homebuyers survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are thinking of buying a property in Leeds incredibly important.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Leeds


Leeds is a city in West Yorkshire in northern England and its history dates back at least to the 5th century AD. It became a major centre for the wool trade in the 17th and 18th centuries and became a major mill town during the Industrial Revolution.

It has properties from many eras, including the Georgian, and has many Victorian terraces. More than 18,000 houses were built in the interwar period by the council on 24 estates in Cross Gates, Middleton, Gipton, Belle Isle and Halton Moor. The slums of Quarry Hill were replaced by the innovative Quarry Hill flats, which were demolished in 1975.

Another 36,000 houses were built by private sector builders, creating suburbs in Gledhow, Moortown, Alwoodley, Roundhay, Colton, Whitkirk, Oakwood, Weetwood and Adel. After 1949 a further 30,000 sub-standard houses were demolished by the council and replaced by 151 medium-rise and high-rise blocks of council flats in estates at Seacroft, Armley Heights, Tinshill and Brackenwood.

In recent times, many developments boasting luxurious penthouse apartments have been built close to the city centre. There are new build developments in areas like Wortley, Whinmoor, Rothwell, Great Preston and Wakefield and plenty of shared ownership opportunities.

Properties in Leeds which are built in close proximity to the River Aire, in streets like Thwaite Lane and Lockside Road, are subject to flood warnings and alerts from time to time.

According to the UK Government's Public Health England, some parts of Leeds, including streets such as Greenway Court Road and Pilgrims Way, is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1-3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

Man-made factors can mean that the property is in an area which may be affected by Coal Mining activity. It is recommended that a Coal Mining report is obtained from the Coal Authority.

A recent Environmental Search stated that a property on Hetton Road, Leeds, West Yorkshire, LS8 3AF, was within 25m of a coal mining affected area.

Yorkshire County Cricket Club plays at Headingley in Leeds and there are a number of prominent football clubs in the county such as Leeds United, Sheffield United, Sheffield Wednesday and Middlesbrough.

Every Easter Monday, the World Coal Carrying Championship is carried out at Gawthorpe - competitors have to carry a 50kg sack of coal for around 3/4 of a mile!

Can you attend the Survey with the surveyor?

Most surveyors do not allow the client on site whilst carrying out their inspection. They have a long list of defects that they need to check for and they cannot be distracted from the job in hand as they can be held to account for any missed defects.

The surveyors' professional indemnity insurance does not cover for bringing any third party on site with them while they are completing their inspection, therefore, in the event of any damage being sited by a vendor while the survey is taking place, the surveyor would be liable and uninsured.

On the day of the survey if you have any concerns you can make the surveyor aware of this so they can pay special attention to these areas during their inspection.
