A Home Buyer Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey in Leicester, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property. The procedure is non-intrusive.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Leicester


Leicester is one of the oldster cities in England and the remains of the baths at Roman Leicester can be seen at the Jewry Wall. The Grand Union Canal built in the 1890s helped increase the city's trade with London, encouraging greater population and more houses to be built and this increased in 1832 when the railway arrived.

The population greatly increased in the mid-to-late Victorian era and there are still many properties which date from this period, particularly Victorian terraces and cottages.

House building continued in the interwar period and accelerated in the 30 years after the end of the 2nd world war when Braunstone housing estate was expanded, as were other existing estates and the final large estate, Beaumont Leys, was developed in the north of the city in the 1970s and consisted of a mix of private and council housing and mainly of semi-detached and terrace stock.

There are many new developments, particularly of semi-detached houses and apartments, in areas such as Leicester Forest East, Whetstone, Queensborough and Kibworth Harcourt. Help to Buy is often available and many properties are being sold under shared ownership terms.

Properties in Leicester which are built in close proximity to the River Soar and the Old River Soar and the Grand Union Canal, in streets like Repton Street and Dunton Street, are subject to flood warnings and alerts from time to time.

A recent Environmental Search for a property on Plough Road, Little Thorpe, Leicester, LE19 2LE, stated that the dwelling was within 50m of an area with potential for natural ground instability.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.

LeicestershireLeicestershire is in the East Midlands and Leicester is its traditional administrative centre, even though the City of Leicester itself is a unitary authority and administered separately. The county is bordered by Nottinghamshire, Lincolnshire, Rutland, Northamptonshire, Warwickshire, Staffordshire and Derbyshire.

Leicestershire has 2 motorways running through it - the M1 and the M69. The county has 3 universities; the University of Leicester, Loughborough University and De Montfort University.

The county hosts the East Midlands Airport a hub airport for domestic, EU and international flights, which is located at Castle Donington. Castle Donington is also the location of Donington Park, which has many uses, ranging from motor racing to hosting large music concerts and festivals.

Other than Leicester, other large towns in the county include Loughborough, Ashby-de-la-Zouch, Coalville, Hinckley, Market Harborough and Melton Mowbray.

Food associated with the county includes Red Leicester, Long Clawson and Stilton cheeses and pork pies, particularly Melton Mowbray Pork Pies.

For random facts, the original Hansom Cab - i.e. with a mechanical meter - was invented in Hinckley in the county (by Joseph Hansom) in 1834 and Thomas Cook organised the world's first package tour from Leicester in 1841.

Worth a paragraph on its own, the phrase 'painting the town red' originates from revelry which accompanied some loutish aristocratic hunters celebrating a good day's hunting in 1837 in Melton Mowbray: they daubed red paint on houses, pub signs and a toll-bar and apparently, some of the paint still remains on some of the older houses in the High Street.

When should I book my survey?

Ideally, you will want to arrange a survey as early as possible in the purchase transaction. The reason for this is to ensure that any problems that may be identified can be looked into by your solicitor within a good time frame. The survey report may reveal matters which require further investigation by your solicitor and this can take time if a further investigation is needed by a specialist.

You want to make sure that you receive the results of the survey before proceeding to exchange of contracts as at this point in the process you become legally bound to the purchase and will not be able to re-negotiate the price or withdraw from the sale.
