A Home Buyer Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey in Milford, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property. The procedure is non-intrusive.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If the Home Buyers Survey shows up any such problems, our appointed surveyor will explain to you what you should do to get more in-depth information about the type and scope of the matter and what is required to fix it.

If you are worried about any defects that you think your property in Milford has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might grow to many thousands of pounds as time progresses.

Survey tips for properties in Milford

Milford is a large, affluent village in Surrey with a railway station, has many detached houses, some dating back to the Georgian period. It is home to the fantastic Milford House, built in the first half of the 18th century.

There are semi-detached houses from all periods of the 20th century there and some more modern properties, such as the terraces in Reris Grange Close and the modern purpose-built flats of Butlers Place and Manor Green (Lower Manor Road).

Properties built in close proximity to the River Wey and its tributaries and channels around Milford are sometimes subject to flood alerts and flood warnings are sometimes issued for properties around Eashing to its north for example in the Hollow and Lower Eashing.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).

Your RICS surveyor inspects drains during a survey, where the drain cover is accessible and on the site of the property.

If the drains are reported to be blocked you may need to employ a drainage company to inspect the drains with CCTV such as TapCo, 12 Thorkhill Road, Thames Ditton, SURREY, KT7 0UE.

Raised levels of noise pollution from railways in the Milford area mainly centre around where the railway crosses Station Lane, where Milford Station is located.
SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

When should I book my survey?

Ideally, you will want to arrange a survey as early as possible in the purchase transaction. The reason for this is to ensure that any problems that may be identified can be looked into by your solicitor within a good time frame. The survey report may reveal matters which require further investigation by your solicitor and this can take time if a further investigation is needed by a specialist.

You want to make sure that you receive the results of the survey before proceeding to exchange of contracts as at this point in the process you become legally bound to the purchase and will not be able to re-negotiate the price or withdraw from the sale.
