A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive and is highly recommended if you are looking at buying a property in Northolt.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection, our Surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them.

Survey tips for properties in Northolt


Northolt is a suburban town in northwest London and as a village, dates back to the Saxon period. It was rural until the late 19th century – there are a few Victorian terrace houses surviving. St Mary the Virgin Church dates back to the 14th century.

Suburban development began in the 1920s. Most of the housing north of the Western Avenue was built in the 1920s–1930s, and is in the private housing sector. Most of the housing built to the south of the Western Avenue was built in the 1960s–1970s, and is in the social housing sectors, particularly along the Kensington and Ruislip Roads.

In the 21st century, a new large private housing development was built on the former site of the Taylor Woodrow company, adjacent to the Grand Union Canal. This development is known as "Grand Union Village" and incorporates a new canal boat marina.

Raised levels of noise pollution from roads in Northolt can be found particularly around the Western Avenue (A40) and Church Road/Mandeville Road.

A recent Environmental Search has shown that Properties in various parts of Norholt, including Carr Road, Northolt, Middlesex, UB5 4RB, may well be affected by the Crossrail and HS2 schemes.

If you are buying a property in the area and this is of concern to you, you may well wish to consider purchasing an Energy & Infrastructure Report. or a report specific to either of the two rail schemes mentioned.

A recent Environmental Search for a property on Carr Road, Northolt, Middlesex, UB5 4RB, stated that the dwelling was within 50m of an area with potential for natural ground instability.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. A house buyers survey is advised to look for signs of property damage that may indicate poor natural ground conditions.

London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Can you attend the Survey with the surveyor?

Most surveyors do not allow the client on site whilst carrying out their inspection. They have a long list of defects that they need to check for and they cannot be distracted from the job in hand as they can be held to account for any missed defects.

The surveyors' professional indemnity insurance does not cover for bringing any third party on site with them while they are completing their inspection, therefore, in the event of any damage being sited by a vendor while the survey is taking place, the surveyor would be liable and uninsured.

On the day of the survey if you have any concerns you can make the surveyor aware of this so they can pay special attention to these areas during their inspection.
