A Home Buyer Survey - What does it cover?

A Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered Surveyor so they are fully trained to provide you with the detail you need to give you the salient facts when you are looking to buy your home in Old Woking.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection, our Surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them.

Survey tips for properties in Old Woking


Old Woking is a village in Surrey with some very old buildings, including St Peter's Church, which dates to the 12th century and Woking Palace originally dates from 1272.

There are a number of Georgian and Victorian properties and the vast majority of housing in the area is semi-detached, much from the 1920s to the 1950s, including some interwar council housing in the Elm Bridge Estate.

Shared ownership resales can be found sometimes, such as in Baynton Road, where some of the 1950s terrace houses there have been sold in this fashion.

Properties in Old Woking which are built in close proximity to the Hoe Stream or the River Wey, in streets such as Riverside Way, Queen Elizabeth Way and Gresham Park Road, are subject to flood warnings and alerts from time to time.

A recent local authority search for a property in Rosebery Crescent, GU22 9BL revealed that it was within a CIL area.

The Community Infrastructure Levy is a planning charge, introduced by the Planning Act 2008 as a tool for local authorities in England and Wales to help deliver infrastructure to support the development of their area. It came into force on 6 April 2010 through the Community Infrastructure Levy Regulations 2010. A recent environmental search carried out for a property in White Rose Lane, GU22 7LP revealed that the property was within 250m of an area likely to be impacted by environmental constraints. These included Local Nature Reserves - White Rose Lane.
