A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include; damp, subsidence, infestations, cracks and damage.

The goal of the Home Buyers Survey, whether the Building Survey (which used to be known as a Full Structural Survey) or the HomeBuyers Report, is to provide reassurance when buying a home and this is the case if you are considering buying a property in Ongar.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Should any issues be flagged up in the Home Buyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue and what needs to be done to remedy it.

Survey tips for properties in Ongar


Ongar, or Chipping Ongar, is a small market town in Essex to the northeast of London's borders and used to be on the Central Line on a single track branch which connected to its present eastern terminus of Epping. It hosts the remains of a Norman castle, Ongar Castle, buiklt in the late 11th/early 12th century. It also contains St Andrew's Parish Church (in Greensted), thought to be the oldest wooden church in the world.

Some houses in Ongar date back to the 14th century and there are many surviving properties from the Georgian and Victorian eras, particularly detached homes and villas, although many of these have been converted into flats.

There are plenty of homes built in the 20th century, predominantly detached or semi-detached houses with some terrace housing. You can, for example, find semi-detached houses built around the turn of the century in Castle Street. More modern flats can be found also, such as Waterloo House. Large modern detached mansions can be found in Willingale.

There is a council estate, which mainly contains sturdy semi-detached properties built from the 1920s, in Wood Lane.

New build developments include the 154 homes planned for land adjacent to High Ongar Road and 135 homes planned for land on Bowes Field.

Properties in Ongar, including Chipping Ongar and High Ongar, which are built in close proximity to the River Roding and Cripsey Brook, in streets such as High Street, the Borough and Longfields, are in an area where flood warnings and alerts are issued from time to time.

Properties in some areas of Ongar are built in designated smoke control areas.

A recent local authority search done for a dwelling in The Gables noted that the property was in such a smoke control area.

Under the terms of Section 20 of the Clean Air Act 1993, smoke emissions from all buildings are prohibited unless an exemption has been made by the Secretary of State under Section 21 of the Act.

Essex's county town is Chelmsford (and is the county's only city), where Essex County Cricket Club are based. Essex hosts Stansted Airport and attractions such as the Lakeside Shopping Centre, near Thurrock and Epping Forest, a popular forest for camping and other activities. A large proportion of Essex's boundaries are water (the River Thames and the North Sea), the remainder includes Greater London, Hertfordshire, Cambridgeshire and Suffolk. Kent is across the River Thames to the south.

Do I get an aerial photograph of my property in the survey?

The HomeBuyer Report and Building Survey both assess the roof of the property by using 'high powered' binoculars from ground level and telescopic camera mounts to identify any possible issues with the roof.

Aerial photographs do not tend to lend any further useful information on a property especially as these can now be obtained from the internet by a general user and it be considered better use of a surveyor's time inspecting the property in person.
