A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property.

Choosing the right survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, to get is important however both a HomeBuyers Report and a Building Survey will identify any suspicions of the main defects discussed below.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection of your property in Rainham, our surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them. An example of this is where the surveyor finds evidence of woodworm infestation.

Survey tips for properties in Rainham


Rainham is a mainly residential suburban town in East London which increased in size when the railway arrived in 1854 and even more so in the 20th century. Its Church of St Helen and St Giles is the only surviving medieval building in the area.

There are semi-detached and detached houses dating from the 1880s but much of the stock consists of detached, semi-detached and terrace houses from the interwar period, such as you find in Edmund Road and Upminster Road.

New build developments include the Rainham and Beam Park schemes.

A number of properties in Rainham built close to the Beam River, Rainham Creek, Ingrebourn River and the River Thames, in streets such as Betterton Road and Edmund Road, are subject to flood alerts and warnings from time to time.

A recent environmental search carried out for a property in Westlyn Close, Rainham, RM13 9JP for example, flagged up that the property was built within 4km of existing or proposed wind farms or turbines.

The location of wind farms or turbines can be contentious due to visual and auditory impact.

A large proportion of Essex's boundaries are water (the River Thames and the North Sea), the remainder includes Greater London, Hertfordshire, Cambridgeshire and Suffolk. Kent is across the River Thames to the south.

I’m buying a new build property, what survey do I need?

If you are purchasing a new build property in Rainham you will need to have a snagging survey carried out by a RICS surveyor. This is an independent inspection looking specifically for faults in new build properties such as sealant in showers, cracked tiles and many other areas.

A snagging survey is designed to find out if there are any immediate problems with your new-build home. The surveyor will provide a report to the buyer with a listing of the areas within the new property whereby sub-standard workmanship exists and good practice has not been used and poor finishing’s are evident.
