A Home Buyer Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property.

The procedure is non-intrusive. It is highly recommended that you get one, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are thinking of buying a property in Reading.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Reading


Reading grew considerably when the railway arrived and the legacy of this is the number of Victorian and Edwardian properties still standing. These vary in size from large detached houses (such as you find in Alexandra Road and Kendrick Road) to terraced houses (such as in Caversham Road) to worker's cottages.

Reading's suburbs, including Woodley, Earley, Whitley, Tilehurst and Caversham, have mainly modern properties built since the 1950s. You find period properties in Sonning, such as Victorian terraced houses.

There are many new developments in and around Reading, such as Station Hill, opposite Reading Station, which is set to offer 300 flats, and those which can be found in Longwater Avenue.

A considerable area of Reading, in the south and southwest and to the north, including buildings in streets such as Rose Kiln Lane and Brook Street West, is subject to flood warnings and alerts, particularly for dwellings built in close proximity to the River Kennet.

It is important to review the type of staircasing installed in the property.

In a Building Survey on Lindisfarne Way, Reading, Berks, RG2 0GS, it was noted the staircases was of softwood and plywood construction. The flights were in sound condition but as the soffites were covered with plasterboard no inspection of the actual structures was possible. There had been some shrinkage in the timbers which resulted in saps at the sides of the flights that should be filled prior to redecoration.

Like many of the home counties, there are many essentially commuter dormitory settlements which house London workers. Reading (which is Berkshire's county town) in particular is a larger one and is popular because of its very fast rail links with Central London - there are many one-stop services to London Paddington and it is also due to be the western terminus of the Crossrail line.

Do I really need a survey?

Surveys are very useful. They can help you avoid any expensive surprises that may pop out in the future, as well as giving you peace of mind that the property you are buying is structurally sound.

With the information from the survey you might reconsider whether to buy the property or try and renegotiate the price, if you find it needs lots of repairs, it is reasonable to ask for some money of the price. Alternatively, you might ask the seller to fix the problems before you buy it.

The last resort is to pull out from buying the property altogether.
