A Home Buyer Survey - What does it cover?

A Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered Surveyor so they are fully trained to provide you with the detail you need to give you the salient facts when you are looking to buy your home in Salford.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Salford


Salford possesses a wide range of both classical and modern architecture, as well as some unique structures, including the 19th-century Barton Swing Aqueduct. One of Salford's oldest buildings is the Grade I listed Ordsall Hall, a Tudor mansion and former stately home in nearby Ordsall. It dates back over 750 years, although the oldest surviving parts of the present hall were built in the 15th century.

Kersal Cell is a Grade II listed 16th-century timber-framed manor house, currently in use as a private residence. Closer to the centre of the settlement, the tower of the Church of the Sacred Trinity dates from 1635, the main building from 1752. It was restored between 1871 and 1874.

Another Grade II listed building, Salford Cathedral, is a decorated neo-Gothic Roman Catholic church built between 1844 and 1848.
Salford is linked to Manchester by a series of bridges, including the Grade II listed Blackfriars Bridge, completed in 1820. The settlement is dominated by the several railway viaducts built in the 19th century. Salford (Old) Town Hall, situated in Bexley Square off Chapel Street, is a Neo-classical brick building dressed in stone, designed by Richard Lane. Public swimming baths were provided, on Blackfriars Road. Now in commercial use, the two-storey building was constructed in about 1890 from brick, with terracotta dressings and a part-glazed roof.

The Salford University Campus, visible partly from the Crescent, contains a number of interesting buildings including the Royal Art Gallery and the Peel Building.

Some properties in Salford may be affected by previous mining activity or proposed future mining activity of coal. A recent coal and brine report carried out for a property in Roberts Street, Eccles, Salford M30 0FX stated that the property was located in a surface area that could be affected by past underground coal mining in 1 seam of coal at 720m depth and last worked in 1958.

Properties in some areas of Salford are built in designated smoke control areas.

A recent local authority search done for a dwelling in Roberts Street noted that the property was in such a smoke control area.

Under the terms of Section 20 of the Clean Air Act 1993, smoke emissions from all buildings are prohibited unless an exemption has been made by the Secretary of State under Section 21 of the Act.

Properties in some areas of Salford may be affected by environmental constraints.

A recent environmental search carried out for a property in Mabel Avenue, Worsley revealed that the property was within 250m of an area likely to be impacted by environmental constraints. This was Worsley Wood, a local nature reserve.
Areas which have been designated as having environmental or historical importance may impose constraints on property or land developments or alterations.

There are four professional orchestras, including the The Hallé, which is the UK's oldest symphoney orchestra and is based at the Bridgwater Hall. The Manchester Arena hosts more than 21,000, is the largest indoor arena in Europe and has been voted the most popular venue in the world.
