A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you're thinking of buying a property in Shenfield, incredibly important.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Shenfield


Shenfield has a pleasant mix of properties ranging from the Victorian period right up to the present day. You can, for example, find Victorian properties in Queens Road, plenty of 1930s semi-detached houses and you can find larger detached houses in streets such as Worrin Road and Shenfield Place, some of which are very modern but some which hark back to the early period of the 20th Century.

Shenfield has many houses which were built in the 1930s, particularly around the shopping area in streets such Friars Avenue and Crossways. Shenfield's town centre is in the process of continual redevelopment with modern properties to be seen in the area around Hutton Road, for example.

There are many new build developments in and around Shenfield. There are larger semi-detached properties to be found in Alexander Lane, for example, and pleasant contemporary apartments to be found in Oak House, Crossways.

Some properties in the Shenfield area may be subject to Development Plans. A recent Local Authority Search for a property in New Road, Brentwood, CM14 4GA revealed that it was built in close proximity to a planning designation for a major housing site and the Baytree Centre boundary. Streets in Shenfield which are subject to above average noise levels for the area are mainly those in close proximity to the A12 and include, for example, Lower Road and Widvale Road.

Rail traffic noise pollution accompanies the railway line as it passes through Shenfield Station and affects streets such as Burnthouse Lane and Heybridge Road.

When should you order a survey?

The right time to book a survey is specific to each client’s situation. Generally speaking, it is recommended to book your survey for around a week after your mortgage valuation takes place. This way, if your lender is happy to proceed you are then on track and don’t have the stress of searching for a surveyor to attend your property at the last minute. Inversely, if your mortgage lender comes back and declines your application after the valuation, you then have breathing space to cancel the survey without fear of incurring cancellation charges.

If it is the case that you have concerns in regards to the condition of the property (be it subsidence or damp etc.) and feel that it will impact on what you are prepared to offer or whether you are even willing to proceed with the purchase, you may decide to book it in before your mortgage valuation in order to minimise costs in an already expensive process.
