A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

If you are thinking of buying a property in Stroud, it is vitally important to book a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, for your peace of mind.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If the Home Buyers Survey flags up any of these defects in your property in Stroud then our surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

Survey tips for properties in Stroud


Stroud is in Gloucestershire and is a market town below the Cotswold Hills; it's known for its steep streets. It has excellent Tudor houses at Owlpen Manor and Newark Park.

There is a great variety of houses in the town from period survivals such as the huge detached houses in North Woodchester, the 3 storey Victorian terraces in Oxford Terrace, Uplands and the Victorian terraces in Slad Road. There are 1930s semi-detached properties such as in Hill Close and The Hillo, Merrywalks and many properties of diverse styles built in the latter 20th century.

New build developments include the large detached houses in Rodborough and Randwick; The semi-detached and terrace houses in Blenheim Rise, Townsend, the 3 bedroom semi-detached properties in The Kingsland, Blenheim Rise and retirement properties in Cainscross Road.

Properties in Stroud built in close proximity to the River Frome and Stroudwater Navigation and their various channels and tributaries, in streets such as Dudbridge Road and Bridge-Side, are in an area where flood warnings and alerts are issued from time to time.

According to the UK Government's Public Health England, Stroud , including streets such as [Bath Road A46] and [Dudbridge Road A46], is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 10-30% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

A recent Environsearch has shown that a property in Pauls Rise, North Woodchester, Stroud, GL5 5PN, is within 4km of existing or proposed wind farms or wind turbines.
GloucestershireGloucestershire is a county in south west England, whose county town is the city of Gloucester. It also contains major towns including Cheltenham, Cirencester, Tewkesbury and Stroud.

Cheltenham is perhaps chiefly known for 2 things, the famous racecourse which is the venue of the annual Gold Cup, and GCHQ, a huge building which houses the UK Government's communications heaquarters.

The Forest of Dean, part of the Cotswold Hills and some of the flat fertile valley of the River Severn all feature within the county. Neighbouring counties include Monmouthshire (in Wales), Herefordshire, Warwickshire, Worcestershire, Oxfordshire, Wiltshire, Somerset and Bristol.

Gloucestershire has 2 universities, the University of Gloucestershire and the Royal Agricultural University. The county has many notable religious buildings including the cathedral of Gloucester and the churches of Cirencester and Tewkesbury. Other notable buildings include Calcot Barn in Calcot, a relic of Kingswood Abbey, Thornbury Castle, a Tudor country house, Badminton House, seat of the Dukes of Beaufort, Sudeley Castle, burial place of Catherine Parr and the house of Edward Jenner, the originator of the first smallpox vaccine.

There are a number of royal residences in the county including Highgrove House, Gatcombe Park, and (formerly) Nether Lypiatt Manor.

The county has 2 motorways, the M5 (Exeter to Birmingham) and the M50, which is essentially a spur off the M5 at Eckington which connects with Ross-on-Wye.

Gloucestershire County Cricket Club's home ground is at Bristol, an anomaly which dates back to when the city was part of the county, which is no longer the case.

The county hosts an annual "cheese-rolling" event at Cooper's Hill, near Brockworth and also the Cotswold Games.

Is a Mortgage valuation a defect survey?

Many people are not entirely sure about the difference between a mortgage valuation and a HomeBuyers Survey.
