A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive and is highly recommended if you are looking at buying a property in Surbiton.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Should any issues be flagged up in the Home Buyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue and what needs to be done to remedy it.

Survey tips for properties in Surbiton


Surbiton has many Victorian villas around Claremont Road and its centre has early Victorian villas and cottages, large mid-Victorian terrace houses and Art Deco and modern blocks of flats, some of which overlook the river.

Southborough, south of the town centre, has large detached houses in leafy suburban roads, while in the Berrylands neighbourhood there are streets of detached and semi-detached Thirties houses, such as in Manor Crescent and Pine Walk. Berrylands also has Art Deco Houses in Grand Avenue. Crescent Court is an Art Deco block of flats.

Tolworth has many new build developments being completed and there are also Victorian semi-detached and terrace houses, such as can be found in Ditton Road and Ellerton Road.

Surbiton has the Thames on its western and northern shoulder and the Hogsmill River to its north and east: dwellings in the immediate vicinity of these, for example in roads such as Denmark Road and Portsmouth Road, have been issued with flood warnings and alerts, occasionally.

If the drains are reported to be blocked you may need to employ a drainage company to inspect the drains with CCTV such as Sharps Drain Logic Ltd, 28 Red Lion Rd, Surbiton KT6 7QD.

The weather on the day of the survey will make a difference to what the surveyor can report. For example, if there weather is dry and sunny, the surveyor will be unable to comment on the guttering, other than to visually inspect them.

The surveyor will make reference to the weather conditions within his report such as: "It was not raining at the time of our inspection and it is not possible to state that gutterjoints, roof junctions and flashings are totally watertight".

How long does the survey take?

The time necessary to carry out a survey is relative to each property. Naturally a 6 bed, old Victorian property will take longer to survey than a newly built 1 bed flat as there’s more ground to cover and more defects to look out for. A conservative estimate of around 2 hours can be used as a rough guideline, however the surveyor will spend as much time in the property as necessary in order to make sure all present defects are commented on.
