A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Whichever you opt for out of a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, they are both excellent for peace of mind if you are considering buying a property in Surrey.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If the Home Buyers Survey flags up any of these defects then our Surveyor explains what you need to do to get further advice on how to investigate them and get It resolved. 

If you are concerned about your property in Surrey having any other defects then you MUST get a Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds. 

If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Survey tips for properties in Surrey


Surrey is a particularly affluent county divided in two by the chalk ridge of the North Downs which is traversed by the Rivers Wey and Mole, both tributaries of the Thames. There are London Clay soils in the east, Bagshot Sands in the west and alluvial deposits along the rivers.

Its various towns, including Guildford, Woking, Ewell and Camberley, mainly developed with the arrival of the railway in the mid-19th century. You can therefore find many Victorian properties from this period and Edwardian properties and many 20th century developments, although there are earlier surviving buildings such as Guildford Castle (dates from just after the Norman Conquest) and Waverley Abbey (ruins).

Surrey is particularly known for its contribution to Arts & Crafts properties and the late 19th century work of architect Edwin Lutyens, who favoured traditional styles and materials. A considerable number of small houses and public houses of the 16th century still survive and there are even more survivors from the 17th century, including for example Abbot's Hospital, built in 1619 but in the Tudor Style.

Properties in Surrey built in close proximity to the path of the River Wey, the Old Rive Ditch and the Blackwater River and other water courses have been subject to flood warnings and alerts from time to time.

According to the UK Government's Public Health England, some areas of Surrey, including to the north of Farnham and around Guildford, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The woodwork in buildings in Surrey can be affected by woodworm, dry rot and other timber defects.


Your RICS surveyor is trained to notice signs of, for example, woodworm, which can take the form of a brown, timber powder found close to holes formed through the floorboards.

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Does a surveyor report on signs of infestation?

A RICS surveyor will always highlight any signs or suspicions of infestations during their inspection of a property, whether this is the visible signs of droppings, jagged markings from insect tunnelling or burrowings.

The main culprits of infestation in property are rats and mice, woodworm and termites, dry/wet rot and Japanese Knotweed and surveyors will highlight signs of these to you over the phone or within their report and will always direct you to a specialist to ascertain the remedy for removal.
