A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you're thinking of buying a property in Sutton, incredibly important.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If you're buying a home in Sutton which shows the signs of damp, or any other defects then you MUST get a Home Buyers Survey. 

The costs for making good or repairing some of these defects can run into thousands of pounds; however, If identified within a survey you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Survey tips for properties in Sutton


Sutton's housing mainly consists of semi-detached properties built in the 1920s and 1930s however there are Edwardian houses in the Landseer conservation area off Cheam Road and a small number of Art Deco houses and flats in Grove Avenue also off Cheam Road. There are also larger detached properties in the roads around South Sutton near Belmont Village.

Sutton also has a garden suburb in the Benhilton area north of the town centre, with houses built just before the first world war, which have red-tile roofs. It also has a former council estate – the St Helier Estate – which has well-built standard construction homes built between 1928 and 1936.

New developments include Sutton Point in Sutton Court Road, which has 1 to 3 bedroomed flats in 2 tower blocks. Sutton Court in Sutton Court Road opposite Sutton Point offers shared ownership flats as does Seventeen, an L&Q development just next to Sutton Court.

The whole of Sutton is in an area where the Environment Agency has issued flood alerts from time to time, however the locale around the Pyl Brook (so including for example Hamilton Avenue) and also around its tributary further to the north and west (so for example Rutland Drive) are subject to occasional flood warnings.

Sutton has a number of purpose built flats that were built around the 1960-70s.

In a recent HomeBuyer Report in Foxley Court, Christchurch Park, Sutton, SM2 5UE, the flat was a 2 bedroom flat positioned on the ground floor of a purpose built, 1960s block comprising similar properties. The property is demised a single garage, which required maintenance.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Your RICS surveyor will switch lights in a room on and off to see if the electrical supply is connected while carrying out their inspection for your RICS Home Buyers Survey.

However, they won't carry out any in-depth inspection of the electrical supply or check the wiring for example: this is beyond their scope of work. Their primary focus is on detecting signs and suspicions of major property defects such as subsidence and rising damp.
