A Home Buyer Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey in Tottenham, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Tottenham


Tottenham is a district of North London, in Haringey Borough, which developed more than 1,000 years ago along the sides of Ermine Street, an old Roman road, now the A10.

It has a large number of Victorian terrace houses and there are still a number of Georgian houses scattered around the route of the A10.

The Tower Gardens Estate between Lordship Lane and Henningham and Gospatrick Roads, was built by the London County Council between 1904 and 1911 and was the first garden suburb, containing Arts & Crafts and Queen Anne-influenced cottages.

The Clyde Circus conservation area between West Green Road and Philip Lane is an enclave of Victorian semi-detached and terrace houses, some of which were erected to demonstrate the work of individual builders. Clyde Circus itself is a circle of Edwardian terrace houses.

The Broadwater Farm Estate, subject of much notoriety and tragedy, has been largely redeveloped and is now much more highly regarded.

New build developments include Lawrence Square in Lawrence Road at the junction with West Green Road, a development of 264 one-, two- and three-bedroom flats and four-bedroom townhouses, including 53 affordable homes, and Elgin Place in the High Road, close to White Hart Lane, which is a development of 30 one-, two- and three-bedroom flats.

Properties in Tottenham which are built in close proximity to the River Lea, in streets such as Asplin Road and Manor Road, are in areas where flood warnings and alerts are issued from time to time.

Properties sometimes have issues with ground stability in certain locations in Tottenham.

In a recent environmental search, taken out for a property Portland Road in Tottenham, N15 4SY, the report noted that there was a moderate potential for natural ground instability within 50m of the property.

This should not be taken to mean that the property in question actually suffered/suffers from subsidence however as "active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built."

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.
