A Home Buyer Survey - What does it cover?

A Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are considering buying a property in Trowbridge, incredibly important.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Survey tips for properties in Trowbridge


Trowbridge is a large market town in Wiltshire and its history stretches back to at least the 10th century.

Its town centre is full of 18th century buildings erected by wealthy clothiers. Architectural historian Nikolaus Pevsner famously described the town centre as a 'row of palaces'. Some of those palatial 18th century exteriors are facades covering earlier 16th-17th century houses.

There are also a number of Victorian period survivals of various sizes. The town also has much housing constructed in the 20th century and up to the present date, both municipal and private.

New build developments include the semi-detached houses in Elmhurst Gardens, the detached houses around Hilperton and flats in Roundstone Mews, near the town's centre.

The Community Infrastructure Levy is a planning charge, introduced by the Planning Act 2008 as a tool for local authorities in England and Wales to help deliver infrastructure to support the development of their area. It came into force on 6 April 2010 through the Community Infrastructure Levy Regulations 2010. Development may be liable for a charge under the Community Infrastructure Levy (CIL), if your local planning authority has chosen to set a charge in its area.

It has high downland and wide valleys and is arguably most notable for the Stonehenge and Avebury ancient stone circles found on Salisbury Plain. It also contains a number of well known country houses including Longleat and Stourhead. The landlocked county borders Dorset, Hampshire, Oxfordshire, Somerset, Gloucestershire and Berkshire.

Originally Wiltshire's county town was Wilton but the county council is now based in Trowbridge. Salisbury is the county's only city although Swindon, which has five times as many people as Salisbury (around 210,000), is its most populated built-up area.

The M4 is the one motorway going through the county and the main transport hub is Swindon, which has regular direct trains to London Paddington and other major conurbations. The nearest major airport is Southampton.

There are three universities in Wiltshire, all located in Swindon. These are; Cranfield University, a postgraduate-only institution, which has strong links with industry and the business world; the University of the West of England and the University of Bath in Swindon.

Wiltshire has many attractions, some of which are very quirky, including Burlington, a huge nuclear bunker which can accommodate 4,000 people, Longleat Safari Park, the Kennet & Avon Canal Museum in Devizes, the Swindon and Cricklade Railway and Salisbury Cathedral.

Swindon also hosts the Magic Roundabout, which has been voted the UK's scariest road junction.
