A Home Buyer Survey - What does it cover?

Our RICS Surveyor, during a Home Buyers Survey in Virginia Water, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, inspects both the inside and the outside of your property and searches in particular for subsidence, damp, infestations and any cracks or other damage to the property. The procedure is non-intrusive.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

Should any issues be flagged up in the HomeBuyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue affecting your property in Virginia Water and what needs to be done to remedy it.

Survey tips for properties in Virginia Water


Virginia Water has examples of many different types of property. There is council and ex-council housing, built from the 1930s and onward, such as Imperial House and there are huge Georgian villas and mansions as well. The Wentworth Estate, largely built in the 1920s, has some huge houses.

Some 4,000 new houses are planned for the areas around Longcross Road and Lynne Lane (East and West), many of which will be sold under shared ownership terms.

An area to the south east of Virginia Water, around The Bourne, including streets such as Sandhills Lane/Green Road and Lyne Lane, is subject to flood warnings.

Rainwater is often collected in PVCu gutters fixed to the fascia boards with brackets. The gutters discharge to PVCu downpipes.

The rainwater pipes will need to be inspected to confirm they are in a satisfactory condition. The gutters should also be cleared of dirt and debris to ensure that water is discharged to the outlets without impediment.

Chimneys can often be costly to repair and the majority of freehold properties in Virginia Water have chimneys.

In a recent survey on Trumpsgreen Road, Virginia Water, Surrey, GU25 4HX, there were two chimney stacks which served the fireplaces in the living room and the dining room. The main stack was on the right hand wall and the other stack penetrates the rear slope. The stacks were built of brickwork and were fitted with lead flashings at the junction with the tiling.

The mortar joints were badly weathered to both stacks and it was suspected that the bricks may be loose at the top of the main stack.

Does the RICS Building Survey provide a breakdown of costs?

A standard level 3 RICS Building Survey provides a visual inspection of an extensive list of possible defects. The survey also provides a summary of issues which may need remedial work with an indication of their severity.

The report does not usually include a breakdown of costs although this can be provided at an additional cost.

It is worth noting that a local builder would be able to provide costs of repair based on the surveyor’s itemised list of defects and would not charge to do so. Moreover when negotiating with a vendor, the vendor expects to be provided with a builder's quote rather than a RICS building surveyor’s quote as it more accurately reflects the actual money to be spent on repairs rather than an industry standard indication.
