A Home Buyer Survey - What does it cover?

A RICS Home Buyers Survey non-intrusively inspects both the external and internal structure of a property for matters which include these, among others; damp, subsidence, infestations, cracks and damage.

Subsidence Inspection

The surveyor will look for signs of subsidence within the property paying special attention to signs of cracking internally and to the external walls. As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. Our surveyors will flag in their reports if they feel you need to instruct a structural engineer to review a crack further.

Damp Testing

There are numerous reasons why a property can be affected by damp. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Further investigations maybe suggested including getting a damp and timber specialist.

Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type.

If they find any issues during the inspection, our Surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them.

Survey tips for properties in Woodford


Woodford is essentially a series of villages in northeast London spread out along Woodford New Road, the High Road, Woodford Green and Chigwell Road, embracing South Woodford, Woodford Green, Woodford Wells and Woodford Bridge.

It has a few grand period houses from the days when Woodford was more rural and the province of a few wealthy City merchants, but it mainly has a mix of Victorian, Edwardian, and Twenties and Thirties detached, semi-detached and terrace houses, along with new-build flats.

Manor Road's listed Victorian former Claybury Hospital has, for example, been converted into 850 new flats and houses and Centurion Court in The Drive has 10 new 2-bedroom flats. There are 294 homes in the converted Walthamstow Stadium in Chingford Road of which 99 are being sold as shared ownership.

There are large Victorian houses in Broomhill Road and Monkhams Estate has detached and semi-detached Edwardian and 1920s houses.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

What is the difference between the Building Survey and the HomeBuyers Report?

The RICS HomeBuyer Report is a standard traffic light format, and is different to a Building Survey in many ways. The HomeBuyers report is suitable for standard construction properties post 1950 such as bungalows and flats.

The Level 3: Building Survey is essential for larger or older properties that have had any extensions or alterations from their original build, or if you’re planning major works. The Building Survey comes in a more detailed report and included photos and explanations.
