How to get a mortgage - or remortgage - in Abbey Wood

Abbey Wood is an area of South East London situated 13 miles east of Waterloo, 7 miles north west of Dartford and just south of the River Thames. Despite its station being in Zone 4, Abbey Wood is in the Historic County of Kent, but it now is considered to be in Greater London. This area takes its name from Lesnes Abbey Wood, an ancient woodland in southeast London.

The former Lesnes Abbey which used to stand within Lesnes Abbey Wood is now a ruin site. The Abbey’s foundations were lay in 1178 and it closed in 1525. The only burial at the Abbey is of Richard de Luci, who was the founder.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Only withdraw cash from your credit card in an emergency

If you withdraw cash from your credit card the action goes on your credit report and repayments tend to be very pricey.

Lenders will see this on your report and, unfortunately, may see this as you managing your money poorly. So only do it in an emergency!

Capped Mortgage

A capped mortgage is a type of variable rate mortgage with a difference – there is a maximum, or a cap, on how much the interest rate can increase. Your repayments are free to fall, but they can only increase so much.

The cap does tend to be rather high. This means you need to make sure you can still afford your maximum increase if it were to hit that level. There is usually a fixed time period at which the cap operates, and the fee for leaving before this period early is over is usually rather large.

Mortgage Broker Tips for the Conveyancing Process

The trick is to choose the right solicitor from the outset for your home move in Abbey Wood.

Yes, this may seem obvious, but it's not only the reviews that make a good solicitor. It is also the volume of work they have. If a solicitor is overworked, they will not be able to prioritise effectively, delays may be increased and your case may be overlooked.

A good solicitor is someone who keeps your best interest in mind at all times and who values high communication levels.
