How to get a mortgage - or remortgage - in Ashton-under-Lyne

Ashton-under-Lyne is a market town just outside of Manchester. It is situated 7 miles east of the centre of Manchester, 13 miles south of Rochdale and 7 miles northeast of Stockport. The town is on the north bank of the River Tame and in the foothills of the Pennines. There is considerable evidence of Stone Age and Viking activity within the area.

The town hall is a notable building due to its Corinthian columns and it was opened in 1840. Other landmarks include the five parks, Hartshead Pike and the memorial gardens. Hartshead Pike is a stone tower on the top of a hill overlooking Ashton and Oldham. Within the memorial gardens there is the main War Memorial of the town which commemorates those who fought in the First and Second World War.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Remove financial links to old partners

This can apply to both business partners and life partners. Your credit rating can decrease because of the suspect credit history of someone you have shared joint finances with.

You can write to your reference agency and get a notice of disassociation to ensure this doesn’t happen.

Flexible Mortgage

A flexible mortgage is one which allows you to overpay and underpay as well as make lump sum withdrawals and take payments holidays. You can also opt to pay off your mortgage early.

This may sound ideal but you need to bare in mind that you need to pay extra for this type of flexibility. You don’t need to get a particular mortgage product to get this flexibility as variable rate mortgages often let you leave early without charging a large amount of money.

Mortgage Broker Tips for the Conveyancing Process

Consider booking your searches as soon as you have an offer accepted

If you're buying a property with a mortgage, your lender will normally expect you to book four standard property searches (local authority, environmental, chancel indemnity and drainage) and you are advised to get searches anyway so you have as much information on your property as possible.

Although you could choose to delay getting your searches to space out your conveyancing-related payments, you are more likely to save time on your conveyancing if you do not.

Your solicitor needs the information detailed in the searches as part of their extensive checks on the property you're looking to buy. As soon as they have this, the quicker they can carry these out and the sooner you'll be able to exchange contracts with the vendor, all going well.

Should you or the vendor choose to pull out of the sale for any reason, the searches can be sold on to any other prospective buyer of the property in question.
