How to get a mortgage - or remortgage - in Bath

Bath is a city in the Bath and North East Somerset district of Somerset county in South West England. It is world famous for its preserved, Roman-built baths and is widely regarded as one of the most beautiful cities in the UK. Bath Abbey, originally a Norman church itself built on earlier foundations, is a great landmark. It was built in the early 16th Century and has flying buttresses.

The Royal Crescent is very famous and always looks splendid. The Holborne Museum in Sydney Pleasure Gardens in Great Pulteney Street is an excellent collection of fine and decorative art exhibits in a Grade I listed building and admission is free. Bath also has a university - the University of Bath.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Keep your credit utilisation low

As a rule of thumb, you should use less than 50% of your available credit on any credit card.

Once you start taking up more than 50% of available credit, prospective lenders will generally start to take a dimmer view of your financial management skills.

Capped Mortgage

These are a form of variable rate mortgage with the incentive that although repayments can go up or down, they can only rise upwards to an agreed level. If they fall, your repayments reduce in size.

The cap, however, might be set relatively high, meaning you should still plan carefully, and the term during which the cap operates might be fixed; if it is, there may be hefty early repayment charges if you leave before the term has finished.

Mortgage Broker Tips for the Conveyancing Process

Get your signed documents to your conveyancing solicitors as soon as possible.

Your solicitor cannot exchange on your property in Bath until they have received your signed contract, transfer deed, mortgage deed and anything else required. Therefore it is so vital that you complete these as soon as possible and send them by the fastest possible method.

Often your solicitor will only accept signed originals of certain documents. Therefore it is important to account for slow postal delivery options.
