How to get a mortgage - or remortgage - in Beckenham

Beckenham is a town in London in Bromley Borough, 8 miles from London's centre. It mixes a residential area with commerce and industry. The Chinese Garage is a notable landmark, a listed building built in pagoda style. There are numerous open spaces such as Kelsey Park. Bethlem Royal Hospital is also in the locale, with a museum and archives.

Beckenham has nine railway stations, giving easy access to Central London (London Victoria and Charing Cross, also Thameslink services to the City of London, Luton, St Albans and Bedford) and south (e.g. Sevenoaks), down, via changes, to the south coast, as well as a Tramlink station, which gives access to Croydon and Wimbledon. Beckenham lies between the A406 South Circular and the A232 for road transport.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Get wise to APRs

APRs are a fundamental to understanding how much your borrowing will cost you. They vary greatly according to what form of borrowing is being taken on and how high your credit score is.
You are well advised to shop around between products and types of borrowing available to you where APRs are concerned and you must find out what your credit score is – if it's on the low side, you're likely to be charged higher APRs on borrowing or even for your application to be refused.

Buy to Let Mortgage

People looking to buy to let can apply for mortgages which are designed specifically for this purpose. They normally have to satisfy certain conditions such as providing at least a 25% deposit and provide evidence that their projected rental income is likely to be at least 125% of the annual mortgage interest repayments.

Buy to let mortgages can include interest-only mortgages in addition to repayment mortgages. These kind of mortgages can often satisfy the risk profile of buy to let investors. Please click on Buy to Let Mortgages to find out more.

Mortgage Broker Tips for the Conveyancing Process

If a family member or friend is providing you with any of the finance towards your home purchase in Beckenham, make sure your solicitor has all the information in good time.

If there is a loan or a gift, your solicitor may need proof of funds, relevant documentation and a proof of ID. If they do not have this, you may find yourself ready to exchange but not able to go ahead. Furthermore, your mortgage lender may not be happy to lend where there is an unregistered interest (i.e. the financial interest of your relative or friend) over the property.

They will want to know if this is going to be a gift or a second registered charge. As you can see this is prone to getting complicated and can affect whether or not you decide to proceed. If you can get everything underway and sorted out as soon as possible, you will be in a better position to make an informed decision from the outset.
