How to get a mortgage - or remortgage - in Belvedere

Belvedere is a district in south east London in Bexley borough and is around 12 miles east south-east of the capital's centre. Its housing has a fair representation of Victorian and Edwardian stock. Landmarks and attractions include Bexley Cottage, Splash Park (a water feature in an open space) and the Guru Nanak Darbar Sikh Temple.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Get a credit card – but use it responsibly

People who don't have credit cards tend to be regarded, all other things being equal, as a higher risk than someone who manages credit cards responsibly.

The key is to keep your credit to manageable levels, make your repayments on time and, to save yourself money, don't use your credit card as a cash card apart from in an emergency!
Top Mortgage Lenders

Tracker Mortgage

These are a type of variable rate mortgage and the interest rate varies according to another interest rate which it tracks – most often this is the Bank of England base rate – and is a few per cent higher than this. The arrangement normally lasts for a set time period, most often between 2 and 5 years.

You benefit by having cheaper repayments if the tracked rate falls and lose out if this rate rises. You should investigate to see if your lender can increase the rate even if the underlying rate doesn't change. You should also be wary if there are large repayment charges if you choose to leave the product before the end of the fixed period.

Mortgage Broker Tips for the Conveyancing Process

By getting all of your signed documentation in to your solicitor in advance, you will get a better chance at a quick conveyancing process in Belvedere.

Until your solicitor has your mortgage deed, signed contract, transfer deed, ID and other relevant documentation, they will not be able to exchange. This is not helped by the fact that some documents must be posted.

If this is the case, send as much correspondence as you can in one go and always do so via recorded delivery. This way, you can track the documents, find out when they were received and who signed for them. Lost documents can slow down the process and be very frustrating for all, especially if you have to wait for replacements for originals!
