How to get a mortgage - or remortgage - in Bournemouth

Bournemouth is a large town on the south coast in the borough of the same name and is the most populous town in Dorset. Mostly known for being a seaside resort, St Peter's Church with its 62m spire is a prominent landmark as is the Russell-Coates Museum.

Some surveys have stated that Bournemouth residents are the happiest in the UK. The town hosts two piers, Bournemouth Pier and Boscombe Pier. The Sandbanks area of the town is one of the most affluent places in the UK. Bournemouth has its own airport, mainly for domestic flights with some EU destinations. Bournemouth also has a university, the University of Bournemouth.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Check your main 3 credit scores

There are currently 3 main credit reference agencies, namely Equifax, Experian and Callcredit. Each one can hold slightly different information about you and has a different algorithm for calculating your credit score.

By checking the files of all 3 companies, you can ensure you eradicate any mistakes and best inform yourself of the likelihood that your application for a loan, for example a mortgage, will be accepted.

Repayment Mortgage

If you are a residential home buyer buying with a mortgage, you will be taking out this kind of mortgage (interest-only mortgages can only be accessed by commercial buyers).

With a repayment mortgage, over the mortgage term – most often 25 years – you make monthly payments with part going towards paying off the interest on the loan and part going towards paying off the capital. As the term progresses and you pay more of the capital off, the interest element becomes smaller so more of your payment goes towards paying down the capital.

If you make all your monthly payments, you will have paid off the mortgage entirely by the end of the term and will then hold the full equity of your property yourself.

Mortgage Broker Tips for the Conveyancing Process

By getting all of your signed documentation in to your solicitor in advance, you will get a better chance at a quick conveyancing process in Bournemouth.

Until your solicitor has your mortgage deed, signed contract, transfer deed, ID and other relevant documentation, they will not be able to exchange. This is not helped by the fact that some documents must be posted.

If this is the case, send as much correspondence as you can in one go and always do so via recorded delivery. This way, you can track the documents, find out when they were received and who signed for them. Lost documents can slow down the process and be very frustrating for all, especially if you have to wait for replacements for originals!
