How to get a mortgage - or remortgage - in Buckinghamshire

Buckinghamshire is a county and borders the following counties: Berkshire, Oxfordshire, Northamptonshire, Bedfordshire and Hertfordshire; it also borders Greater London, making it a home county. Its attractions are many and varied; for example, it hosts Bekonscot, the world's first model village (in Beaconsfield), the wonderful Waddesdon Manor house in Waddesdon, the many museums and theatres of Milton Keynes and contains the beautiful Chiltern Hills.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Time is the greatest healer for bad credit

As long as you develop good habits where credit is concerned, even serious black marks such as bankruptcy recede over time.

You are well advised not to apply for credit until serious issues have left your file but once they have, assuming you are handling your finances correctly, you should be able to develop a good score to enable credit – the main rules are always to make your repayments on time and never to take on credit that you don't need.

Tracker Mortgage

This is another type of variable rate mortgage and with a tracker mortgage, the rate varies along with the interest rate it tracks, most often the Bank of England base rate.

A tracker mortgage is normally for a set time period, most often between 2 and 5 years, and penalties for leaving early are normally quite high.

Mortgage Broker Tips for the Conveyancing Process

Get all your signed documentation to your solicitor in advance, if you want to give yourself more chance of a faster conveyancing process in Buckinghamshire.

Your conveyancing solicitor can't exchange contracts with the other side until they receive your mortgage deed, transfer deed, signed contract and so on. Originals of these documents, or at least some originals may be required by your solicitor and if so, you may need to post them.

It's a good idea, if you have to use Royal Mail, to send as much correspondence as you can together and make sure to use recorded delivery. This way, the documents can be tracked and you can find out when your mail was received and who signed for it. This is never best left to chance - you might lose your documents, which will slow down your conveyancing considerably and you will have to wait for replacements, into the bargain.
