How to get a mortgage - or remortgage - in Cambridgeshire

Cambridgeshire is a county in the East Anglian area of England. Counties bordering it are Northamptonshire, Lincolnshire, Hertfordshire, Norfolk, Suffolk, Essex, and Bedfordshire. Cambridge city is the county town. The county has existed from 1974 from the then counties of Cambridgeshire and Isle of Ely and Huntingdon and Peterborough. Silicon Fen, the name given to an area containing many high-tech businesses focused on electronics, software and biotechnology is mainly located in the county and particularly around Cambridge itself. Among many attractions in the county are Ely Cathedral, Nene Valley Railway and Hamerton Zoo Park.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

You can get an online credit report free

Before you apply for a large loan, you should definitely find out how lenders are likely to view you for credit risk.

Remember that getting turned down for a loan negatively impacts your credit score. Also remember that there are 3 credit reference agencies that lenders check with; it's worth finding out how all 3 view you because they work out their scores differently.

Offset Mortgage

Offset mortgages can be fixed or variable rate, and involve a linked savings account where any interest which accrues is used to offset against the interest on the mortgage loan, making repayments cheaper.

You should always check the rates which accompany these mortgages to see how competitive they are and bear in mind that you will no longer be able to benefit from any income which comes about from the savings account.

Mortgage Broker Tips for the Conveyancing Process

Communicating using the fastest and most efficient methods can really speed up conveyancing in Cambridgeshire.

The last thing you want is to be ready for exchange but still be waiting on outstanding documents. To avoid unnecessary delays, if you have a question for your solicitor, the quickest thing to do is pick up the phone. Emailing with scanned attachments can be faster than posting documents.

If you do need to send any documents, make sure you use recorded delivery. This will avoid the horrible situation that the documents are lost in the post and you have to wait for replacements.
