How to get a mortgage - or remortgage - in Cardiff

The city of Cardiff is a thriving city on the coast of the Bristol Channel and is coincidently the capital of Wales. It is a port city with attractions such as the famous Wales Millenium Centre, Cardiff Castle, St David’s Hall and Llandaff Cathedral. The National History Museum at St Fagans is also a popular tourist attraction.

Cardiff has four higher education institutions: Cardiff University, Cardiff Metropolitan University, University of South Wales and the Royal Welsh College of Music and Drama. The total number of students in the city is thought to be around 43,900.

The city centre of Cardiff has many common high street shops and there are various retail parks situated in the suburbs of the city, including that in Cardiff Bay, Culverhouse Cross and Newport Road.

Cardiff Bay was the hub of the world’s coal industry around a hundred years ago. Millions on tonnes of coal was being transported across the world from the bay. There are now many restaurants on Mermaid Quay that look across the beautiful bay. Cardiff Bay has been used in TV Shows such as Casualty, Doctor Who and Pobol y Cwn.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Hold off applying for credit until old issues have expired

Leave applications for credit until existing problems such as Bankruptcy and county court Judgements have been removed from your file.

These issues stay on your file for six years and so wait until they are gone to boost your chance for success.
Top Mortgage Lenders

Capped Mortgage

These are a type of variable rate mortgage, based on a lender's standard variable rate (SVR), but one where there is a level that the rate cannot exceed (and therefore the repayments become more expensive).

The cap, however, might be set relatively high, meaning you should ensure it is within your budget, and the term during which the cap operates might be fixed; if it is, there may be hefty early repayment charges if you leave before the term has finished.

Mortgage Broker Tips for the Conveyancing Process

Communicate using the fastest and most efficient methods.

This way unnecessary delays are avoided. It would be awful if you were ready to exchange on your property in Cardiff but couldn't go ahead as some documents were still outstanding in the post.

Modern society allows us to contact each other with the touch of a button, be it via email or telephone. If you have a question, it is often quicker to call. If you need to send some documents, an email with scanned attachments can be faster than the post.

If you are using the post, always use the most rapid options and make sure it is recorded or you could risk losing important, essential documents. The nominal extra cost is utterly worth it. It's important to note that a lost or even delayed document can set you back 2-3 weeks, and time is precious in a home move.
