How to get a mortgage - or remortgage - in Cranleigh

Cranleigh, a village which acts as a satellite for Guildford, which is around 8 miles to its south-east, is around 30 miles south south-west of London in Surrey County. It is near two forests, Winterfold and the Weald.

Landmarks include the Cranleigh Arts Centre, which is used for a variety of artistic and entertaiment activities, Stocklund Square, Fountain Square and Winterfold House.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Don't make multiple applications for credit

If you apply for lots of credit then every company will check your credit file. This could indicate that you are desperate for money and will have an impact on your credit score. Banks and building societies even check your credit score when you open a bank account.

Don’t worry, checking your credit score through Experian, Equifax or CallCredit will not affect your credit score.

Help to Buy Mortgage

Help to Buy mortgages refer to the mortgage you take out which enables you to purchase a Help to Buy New Build home, where the Government lends you up to 20% (up to 40% in Greater London) equity loan to help you to buy a property more easily.

Given that you have to produce a deposit at least 5% of the purchase price yourself, Help to Buy mortgages normally cover up to 75% maximum (55% for London Help to Buy scheme) of the purchase price.

Mortgage Broker Tips for the Conveyancing Process

Book your home buyers survey as soon as you have your offer accepted.

Getting a RICS home buyers survey is always recommended because you get an expert opinion on whether a property you want to buy has any defects which may give you grounds to bargain for a lower price with a vendor or even pull out.

Once you have instructed a RICS surveyor, it may take perhaps up to 10 days before they can carry out their inspection and then they may take five working days (or more) to get the report back to you. You should therefore keep delays to a minimum by booking your survey as soon as possible.
