How to get a mortgage - or remortgage - in Dagenham

Dagenham is a large suburb in Barking and Dagenham Borough in East London, 12 miles east of the capital's centre. It is predominantly residential with a large number of council and ex-council stock homes. It has a thriving shopping area.

There's a lovely local museum - Valence House Museum - in Becontree Avenue, which focuses on local history, is free to enter and has a cafe. For outdoor activities and walks, you're spoilt for choice; options include, for example, Mayesbrook Park and Parsloes Park.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Try not to use all of the possible credit available to you

To credit agencies, a person who has taken up all available credit can look overextended financially.

This can negatively affect a credit rating as the person will be regarded as statistically more likely to miss payments or make them late.
Top Mortgage Lenders

Capped Rate Mortgage

These are a type of variable rate mortgage, based on a lender's standard variable rate (SVR), but one where the rate cannot become higher than an agreed level (and therefore the repayments more expensive).

You can gain from these types of mortgages if the lender's SVR comes down, however you need to be sure that you have enough finance to make monthly repayments as high as the level of the cap, which may itself be set quite high. You often find also that the rate itself is generally higher than for other variable and fixed rate mortgages.

Mortgage Broker Tips for the Conveyancing Process

Let your mortgage lender know if you are needing to work to a deadline.

  • If you are using a mortgage to purchase your home in Dagenham and want to get completed quickly, your mortgage lender should be able to advise you on whether or not this is possible. This could influence your mortgage lender and the mortgage product itself.
  • Taking a mortgage out can be a protracted process, especially since the Mortgage Market Review introduced greater restrictions, so it is important to get your valuation completed as soon as you can.
  • This can be ordered via your bank or mortgage adviser and it can take around 2 weeks to receive the valuation.
  • Please note the mortgage valuation and a building survey are two different things.
